1. Replacing a Tub with a Shower
Kate Wolman-Mahan, an agent at Coldwell Banker Warburg in New York, warns against replacing a tub with a shower. She says that any home appealing to buyers with young children should have at least one bathtub, and it should be adjacent to the children’s rooms. If you have only one bathroom, do not remove the tub even if you don’t remember the last time you took a bath in it in the 21st century; if it’s the only tub in the house, it should stay.
2. Installing Pools or Hot Tubs
A pool might seem like a great idea for hot summer days, but a 2022 report from the U.S. Consumer Product Safety Commission reveals that child drowning fatalities remain high and non-fatal drowning incidents are up by 17 percent. Jonathan Sif, a real estate broker in Chicago, warns that pools and hot tubs often present a significant obstacle to reselling your home. In fact, he says the number one question buyer agents get about homes with pools is how much it will cost to remove the pool. “Of course, they’re fun, but they also come with a huge responsibility in terms of insurance liability and maintenance costs.”
